COMPLIANCE WITH THE BUILDING SAFETY ACT

Safety Case Reports

Safety Case reports

We provide support to our clients navigating the Building Safety Act 2022.

We can provide support with both writing and reviewing Safety Case Reports.

1. initial gap analysis

This initial gap analysis will include for a review of the quality of the information shared.

Any missing information will be requested and required to be submitted within a 4 week period.

2. Initial site visit to be carried out

There may only be a requirement for a single site visit if sufficient information and access can be provided. This visit should include access to any void properties, commercial units and a sample of flats.

3. Collation of the building safety case risk assessment and demonstrating “all reasonable steps”

The risk assessment part of this process involves a HAZID workshop. This is usually held between all contributors to the report i.e main author, PAP, structural engineer, building safety manager (if applicable), resident representative (optional).

Risks will be presented in tabular form (scenario based risk assessment) and as a bow-tie risk assessment.

4. Collation of the building safety case report (1st draft)

Once the first draft is completed this will be shared for review. This is to ensure the report is a true reflection of the building and that all risks and mitigations in place have been captured in full.

The building safety case report will collate the information contained within the safety case for the building. The safety case report will demonstrate the known risks present in the building, all reasonable steps to be taken at the premises, all existing mitigation and any outstanding actions to be taken at the building.

5. Revisions and presentation of initial version

Following agreed amendments, a final draft will be issued. This will form the initial version of the document. The document will need to be kept up to date in line with any changes to the building.

All conclusions will be based on information provided to AOE Group Ltd by the PAP.
